This property is financed with funding from the Department of Housing and Urban Development (HUD). It is a 79 unit Family Complex, and is 100% smoke free. To be eligible for admission, applicants cannot have a gross annual income that exceeds the HUD low income limits. If an applicant with gross annual income over the low level is ever admitted for occupancy, that person will pay Market Rent. Applicants admitted under the 236 program with Section 8 assistance must be capable and willing to pay rent equal to the greater of 30% of their adjusted monthly income, 10% of their gross monthly income, or the $25.00 minimum rent. Applicants admitted under the 236 program with no Section 8 assistance must be capable and willing to pay the greater of 30% of their monthly adjusted income minus the utility allowance, basic rent, or 25% of their monthly adjusted income, but not to exceed market rent. All applicants must demonstrate the ability to pay monthly utilities and other expenses imperative for the survival of the household, in addition to the rent charge.

Applicants with one or more members enrolled at an institution of higher education (students) are ineligible to receive assistance unless they are, applying to live with their parents/guardians, are 24 years of age, a veteran, are married, or have one or more dependent children, and if the students parents are, individually or jointly, eligible for assistance, unless the student can demonstrate being an eligible independent from his/her parent as defined in the HUD regulations handbook 4350.3 Chapter 3 paragraph 3-13 (A)(3), (a), (b), (c) and (d).

If a student is accepted for occupancy, all educational financial assistance will be counted as income, less the cost of tuition and not to include loans. Educational financial assistance provided to those students who are over the age of 23, with dependent children, is exempt.
